In everyday speech, von + Dativ often replaces the Genitiv:
- spoken: das Auto von meiner Nachbarin
- written: das Auto meiner Nachbarin
Both are correct German. In a formal e-mail or a set of house rules, the Genitiv is the usual choice, and you need to read it fluently.
