-s oder -es?

Masculine and neuter nouns get an ending in the Genitiv:

• -es after -s, -ß, -x, -z: des Hauses, des Platzes
• -s after most longer nouns: des Vermieters, des Zimmers, des Balkons

With many short nouns both are fine: des Vertrags / des Vertrages. Feminine nouns get no ending at all: der Wohnung, der Vermieterin.
